Role Overview
The City of Westminster Council is seeking an experienced Property Surveyor to join the Housing & Commercial Partnership team.
Reporting to the Senior Property Surveyor, this is a full-time, office-based role covering the city as required. The successful candidate will support the effective delivery of responsive repairs, cyclical maintenance, and property inspections, ensuring all works meet high-quality standards and customer satisfaction.
Key Responsibilities

Work with the Area Repairs Manager to inspect external and communal areas, identifying and prioritising reactive repairs and cyclical maintenance needs.

Collaborate with Housing Services colleagues to deliver a seamless, high-quality service for residents.

Provide technical support and manage local delivery of repairs contracts, ensuring compliance and performance standards are met.

Highlight key investment needs to the Property Planning and Assets Team to inform major works programmes.

Carry out pre-, post-, and during inspections on building structures, resident homes, and communal areas.

Complete inspections using Site Audit Pro or equivalent, with detailed reports and photographic evidence.

Manage and respond to contractor variation requests, ensuring compliance with Section 20 and SLA requirements.

Approve payments up to £1,500 per job and oversee post-inspection processes.

Handle insurance-related works, including claims logging and liaison with RBKC insurance teams.

Ensure health and safety compliance across all activities, providing expert knowledge on relevant construction legislation.

Manage complaints effectively and ensure defects are resolved promptly and documented thoroughly.
Essential Skills & Experience
-
Minimum 5 years’ experience in responsive repairs, ideally within housing.

Excellent building pathology knowledge and understanding of housing maintenance.

Strong IT and system literacy (Orchard, SharePoint, Site Audit Pro, or similar).

Proven experience in contractor management and quality assurance.

Excellent customer service, communication, and reporting skills.

Methodical, detail-focused, and able to manage workload effectively.

Strong understanding of Section 20, insurance processes, and health & safety compliance.
